1. Inventory is Up
May typically brings seasonal inventory increase. We’re seeing +8.3% YoY. This is healthy — gives buyers options, but seller competition is rising.
2. Prices Softening Slightly
Median down 2.1% from last May. Not a crash. Just normalization after 2024–2025 run-up. Smart sellers are pricing at market, not hoping.
3. Expired Listings Climbing
~12 expireds per month in 94014. These are opportunities. Most failed because of pricing, staging, or agent execution — not market.
